Overview

Cullinan is seeking a full-time Asset Manager in our Burr Ridge office with responsibility for managing the performance of assigned properties from initial acquisition/development through operating portfolio and disposition. The role provides exposure to a variety of real estate investments, including retail, mixed-use, multifamily, office, and healthcare properties, across different risk profiles, transaction structures, and geographic regions. The position offers a fast-paced work environment with responsibilities that vary day-to-day across projects.

Responsibilities
  • Lead the day-to-day operation of an assigned portfolio of properties, working closely with leasing, property management, and marketing teams to create long-term value aligned with each propertys investment strategy. Include property-level decision-making to meet or exceed performance targets, evaluate and seek approval of leasing opportunities, monitor monthly financial and operational metrics, and prepare property budgets and reforecasts.
  • Manage the opening, lease-up, and stabilization of multifamily assets by providing hands-on guidance to internal and third-party property management and leasing teams.
  • Perform complex financial analyses, including Argus valuation models, Excel-based pro formas, cash flow projections, sensitivity analyses, and municipal incentive analyses.
  • Assist during disposition and financing activities as the property knowledge owner.
  • Onboard new investments into the portfolio after assisting in the review and analysis of leases, operating information, legal documentation, and underwriting during the acquisition process.
  • Complete research and other ad-hoc analyses as required.
Qualifications
  • 5+ years of work experience in commercial real estate investments, asset management, or commercial banking, including a minimum of 3 years overseeing multifamily initial lease-up and operations.
  • Experience with multiple property types; preference for retail, multifamily, mixed-use, office, and/or healthcare.
  • Bachelors degree from a recognized institution with a strong academic record.
  • Strong financial and analytical skills with advanced proficiency in Argus and Excel.
  • Excellent verbal and written communication skills, professionalism, and responsiveness with internal and external stakeholders.
  • Ability to work independently and as part of a team, with strong organizational skills and ability to multitask in a demanding, fast-paced environment.
  • Solid leadership capabilities with a proactive, confident attitude.
  • Critical thinking with a detail-oriented and creative problem-solving approach.
  • Strong work ethic, integrity, honesty, and drive.
  • Candidate must be authorized to work in the United States without requiring sponsorship.
Compensation and Benefits

Base pay range: $135,000.00/yr - $155,000.00/yr. Compensation will be commensurate with experience and qualifications.
